"Openings beginning this winter and continuing through Spring 2027." That's how EDENS describes the rebuild of Shadowood Square on its property page right now. The line makes it sound like everything is still ahead. On Tuesday, October 6, Maman holds its grand opening at 9959 Glades Road. It's the first new tenant at the corner of Glades Road and State Road 7 to open with a public event.
The tenant list shows what kind of place Shadowood is turning into. For years its biggest draw was the VIP Shadowood 16 theater. EDENS isn't putting another theater on that land. The new plan is built around a 25-foot promenade, a green space with shade trees, and businesses you'd visit in the morning or between errands.
Tuesday Morning at 9959 Glades Road
Maman is a French café and bakery that opened its first location in New York's SoHo neighborhood in 2014. The Shadowood menu covers fresh-baked pastries, scratch-made breakfast and lunch, specialty coffee and tea. If you've only been to the Maman at CityPlace in West Palm Beach, this one is a lot closer to home.
Here's the schedule and the giveaways for opening day:
- The first 100 Maman guests get a free chocolate chip cookie and a Maman tote bag.
- 11 a.m. to 1 p.m.: a children's clothing and toy pop-up. Boca Magazine spells the shop Tecomoabesos, and EDENS' event listing spells it Tecombosas.
- 1 to 3 p.m.: a charm bar from the jewelry shop Hustle + Heart.
- The first 50 guests who spend $15 or more at Maman get a croissant charm.
Both pop-ups are listed as part of the opening event. None of the coverage confirms them as permanent Shadowood tenants, so plan on seeing them Tuesday only.
Maman is also opening in Delray Beach's Sundy Village, according to Boca Magazine. Palm Beach County is getting three locations, and Shadowood's is the one on the far western edge of Boca.
How Big the Former Theater Site Is
EDENS bought Shadowood Square in August 2023, and the theater closed two years later. In October 2025, as the building came down, the Sun-Sentinel reported a long list of new shops on the way. At that point, nobody knew who would fill the new buildings on the theater land.
The square footage shows how big a change that land is. The project totals 109,887 square feet:
- Former theater site: five new retail buildings, 49,330 square feet
- Rest of the center: three existing buildings fully renovated, 60,557 square feet
So the land under the old theater makes up about 45 percent of the project. A single box that held one tenant is being split into five buildings. EDENS' October 2025 release lists what goes around and between them: the promenade, paseos, public art, outdoor seating, brighter facades, new signage and wayfinding, and a public green space meant for events. On its current property page, EDENS describes that green space as having shade trees and seating, meant to make the center easier to walk around and more pleasant to spend time in.
None of the project materials mention parking changes or a parking count. Plan on parking the way you do now until EDENS says otherwise.
What's Open Now, What's Signed, and What's Coming
The tenants are opening at different stages, and the sorting gets muddled from one article to the next. This is the status as of the most recent reporting, a tenant check dated September 14, 2026, plus EDENS' current listing.
| Business | What it is | Status |
|---|---|---|
| Dave's Hot Chicken | Fast-casual hot chicken | Open |
| Nomu Sushi & Pub, 9975 Glades Rd. | Sushi, sashimi, Japanese pub dishes, sake and cocktails | Open |
| Blo Blow Dry Bar | Blowouts and beauty | Open |
| Maman, 9959 Glades Rd. | French café and bakery | Grand opening Tuesday, Oct. 6 |
| J.Crew Factory | Apparel for women, men and kids | Lease signed, no date announced |
| Joe & The Juice | Juice, coffee, quick café food | Lease signed, no date announced |
| MINISO | Collectibles, toys, home goods | Expected later in 2026 |
| Garden Butcher | Plant-based restaurant | Lease announced, no date |
| solidcore, Little Hen, Woodhouse Spa, Go Greek, Ideal Nutrition, Shadowood Optical | Fitness, restaurant, spa, food, prepared meals, optical | Named in an EDENS leasing update |
Dave's Hot Chicken and Blo Blow Dry Bar were already open by October 2025, when EDENS announced the rebuild. Nomu was set to open later that month. They've been open for about a year, with construction going on around them.
The signed and announced tenants show the bigger shift. Maman serves breakfast and lunch. Joe & The Juice sells coffee, juice and smoothies. solidcore is a boutique strength-training studio. Woodhouse is a spa, Ideal Nutrition sells prepared meals, and Blo is already open. Most of these are places you'd stop in the morning or midday, and many are quick visits rather than a full evening out. Pair that with a shaded green space and a wide promenade, and you get a plaza where you can grab a coffee, sit outside, and then go to your appointment.
Garden Butcher signed for a prominent corner space that's planned to have an expansive patio and a chef-driven, plant-based menu built on whole foods. It will be the brand's second Boca-area location. J.Crew Factory brings in a national apparel brand. Shadowood has historically been heavier on services, restaurants and everyday retail, so that's a new kind of tenant for the center. If Joe & The Juice opens here, West Boca gets a location much closer than the chain's other South Florida stores.
The bottom six rows of the table are softer than the rest. Being named in a leasing update is a weaker commitment than a lease announced in a press release. None of those businesses has an opening date yet, and schedules often move during construction.
When the Rest Opens
EDENS gives two dates, and they don't quite match. The current property page says openings run "through Spring 2027." The October 2025 press release says the final phase of new retail opens late in 2027.
The most likely reading is that tenant openings stretch from this winter into spring, while some of the new buildings on the theater site finish later. Either way, the whole center won't open on one date. Businesses will open one by one through 2027, and part of the center will be under construction the whole time.
Here's a timeline that holds up based on what's published:
- This week: Maman's grand opening on Tuesday, October 6.
- Later in 2026: MINISO, per EDENS' leasing team.
- This winter through Spring 2027: the main wave of openings, per EDENS' property page.
- Late 2027: the final phase of new retail, per EDENS' October 2025 release.
Down the Road on Glades
The rest of the corridor has news too, though at a smaller scale. At Uptown Boca, 9690 Glades Road, Zen Sushi has closed, and Nana's Dim Sum & Dumplings is planned for the space. TAPinto reported in August 2026 that no opening date has been announced. Farther east at Somerset Shoppes, 8841 Glades Road, Outback Steakhouse announced an April 7, 2026 opening date. TAPinto's March coverage showed crews training on site.
Neither of those projects changes the layout of its plaza. Shadowood is the one center on this stretch of Glades being rebuilt with a promenade, paseos and a green space meant for events. Most of that space will come from the five buildings going up on the old theater land, and the openings will keep coming over the next year.
